Construction drawings are detailed, clear and concise.  All drawings are designed by home designers/drafters and each house plan is designed to meet one of the nationally recognized building codes (Basic Building Code, International Residential Code, Standard Building Code or the Uniform Building Code) at the time and place that the particular plan was drawn.

The drawings for most plans include the following elements, however the arrangement of these elements may vary depending on the size and complexity of the plan and the style of the designer. Plans are usually ¼” scale.

  •         Exterior Elevations: display the front, rear and sides of the house, including exterior finishes, measurements, roof pitches, and other details.

  •         Floor Plans: show the location of interior walls and the dimensions for rooms, doors, windows, stairways, etc., of each level of the house.

  •         Roof Plans: show pitch, overhang, and heel height. Additional notes may be added such as; roofing type, decking type/thickness, gutters, ventilation, and insulation type.

  •        Interior Elevations (optional): (call 1-254-228-7817 before ordering, to confirm) show the specific dimensions of cabinets & fireplace openings. We suggest contacting local cabinet and fireplace distributors for sizes and styles.

  •         Foundation Dimensioning Plans: include drawings for a standard, pier, daylight or partial  basement, crawlspace or slab foundation.  All necessary notations, dimensions, and diagonals are included. Foundation options will vary for each plan. If the home desired does not have the type of foundation the purchaser desires, the designer of the plan should be contacted. It is recommended that all foundations be engineered for your particular area prior to commencement of construction.

  •          Electrical/Mechanical Layouts: show the suggested location for switches, fixtures and outlets. These details will be shown on a separate drawing. Items not shown: HVAC connections, telephone, computer, alarms, television, doorbells, or gas lines. The duct work and venting for HVAC and plumbing details are not shown for various reasons:  individual preferences, type & availability, local code requirements/restrictions, vendor installation methods, and of course, type of energy (gas, electric, solar, or other?). The installing vendor will generally design the proper systems based on these drawings, codes and your preferences.
